Build your own villa in Spain
These villas are built in the countryside on hills behind Torre del Mar, for example in Arenas, Algarrobo and Sayalonga. The hill-side aspect of most of the villas allow beautiful views over the sea. It takes only 5 minutes to reach the coast, and the town of Torre del Mar which has all mod. cons. including a large shopping centre as well as a cinema showing films in their original languages.

Prices of property - what does it cost?
The cost of building a property is determined by several facts. There are special restrictions on the construction of foundations, as well as the rules ensuring that swimming pools are built extra strong.
- A piece of land of 5000 m2 will cost € 90 - 120.000 depending on the access and the view.
- The price per square metre of property is around € 900 - 1000.
- Pool, 8x4 m € 20 - 24.000
- Various documentation, building permits are around € 15.000
So the building cost for a property of 160 m2 will be around € 300.000.
On top of that you will have to add VAT (IVA), taxes and legal fees. Which will add another. 8 - 10%.
The price does not include kitchen and landscaping of the garden. The kitchen is prepared for installation, and then you will have to spend around € 5.000 on a reasonable kitchen.
The landscaping of the garden can be arranged in different ways depending on how much of the work you feel you want to do yourself.
Access roads
The properties are in the countryside and may not necessarily have connection to metalled roads. That is not a problem. The properties can usually be accessed in a normal car.
The advantage is a beautiful view from a quiet area in contact with nature.
Financing of property in Spain
In the areas out of town you can have the plot valued. The plot represents around a third of the total value.
If you want to build a property of 160 m2 for a total of € 300.000, the value of the plot is € 100.000, and typically it is possible to get a loan representing 70 - 80% of the full value of the plot.
Normally you would pay a deposit of 10% when you sign the contract, and after that in installments according to progress of the work. The reason for the installments is that you obtain the deeds at the initial signing of the contract, so everything on the plot is owned by you and it is necessary for contractors to make sure they get their money as work is completed.
10 year guarantee of the property
In Spain they have introduced rules about guarenteeing building work. It is done through an insurance the construction company buys, and through that there is an inspection as work progresses. The insurance company provides a building inspector.
